The process of creating a residential building project should be carried out with particular care, taking into account the purpose of the future building. Therefore, each architectural element must be carefully designed. And the typology of residential buildings used in our time is very diverse, since it has a long history.
First of all, it should be taken into account that the design of residential buildings should be carried out taking into account the architectural features of the area where the building is located. In this regard, even at the design stage, much attention should be paid to the appearance of the buildings that will be located next to the residential building, and the selection of the most suitable materials for the implementation of architectural solutions.
Residential buildings should be located at a distance provided for by the current Building Regulations and Rules. The same regulatory document regulates issues regarding the size of the adjoining land plot. The definition of the number of storeys and length of a residential building is determined by the development project being developed. All data in the specified document must also be obtained in accordance with the previously specified building codes.
The project of a multi-storey building should ensure the normal functioning of low-mobility groups of residents, the accessibility of the site, entrances and apartments for people with special needs who use wheelchairs. If it is planned to build apartment buildings for the elderly, then their height should not exceed nine floors.
The main provision that needs to be taken into account during the creation of a residential building project is to determine the type of house based on providing access to residential cells and communication with ground level. Based on this, there is a division of buildings into two types: elevator residential buildings and buildings without elevators. Their internal arrangement differs in the design of stairs, the number of elevator shafts and other characteristics.
Also, certain requirements are imposed on residential buildings, taking into account their number of storeys. So, for houses up to nine floors, it is planned to design one elevator shaft, and for houses up to sixteen — two. Residential buildings above sixteen floors are also subject to special requirements regarding the presence of smoke-free zones.
